The following are rules from the HOA that must be followed:

-The Maya Condominiums are a smoke-free community. The smoking or vaping of any substance is prohibited in the Maya community. This includes within the individual units, parking lots, pool/spa areas, clubhouse, fitness center, elevators, catwalks, patios, balconies and all other areas within the confines of the Maya community. The HOA issues a fine which will be charged to the guest. A $500 fine will be assessed to the guest for smoking or vaping. Please note that guests who smoke or vape will be required to remove themselves from the property per the HOA rule. Refunds for remaining days will not be issued if you are asked to leave the property for not following the no smoking rule.

-No drinks, candy, tobacco, popcorn, gum, alcohol or food of any kind shall be permitted in the pool, spa or within the required walkways of the pool or spa, defined as within 4 feet of a semi-public pool or spa per Maricopa County Environmental Health Code.

-No smoking, chewing tobacco or vaping (e-cigarettes) permitted within the pool or spa compound.

-No glassware of any kind is permitted within the pool or spa enclosures.

-No animals allowed within the pool or spa enclosures except for service animals. Service animals are still required to be leashed. Animals are absolutely not allowed in the water.

-Keep gate(s) closed - do not prop open. Residents, their tenants and/or guests shall not give access to controlled areas to anyone not an occupant of their own unit.

-Pool and spa compounds are closed from 10PM to 8AM and unit owners and their guests are not to trespass during these hours.

-Any HOA penalties for not following these rules will be passed on to the guest.

Please note the following as well:

-Please remember that you're staying in a house, not a hotel. Please treat the space and our neighbors with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Do not go to the office with any requests as they are not a concierge service.

-Quiet hours are from 11PM to 8AM. Please be respectful of our neighbors and keep noise to a minimum during these hours.

-Overnight visitors that are not on the reservation are not allowed.

-No parties, events, functions, etc. are allowed in the condo.

-Please close and lock all windows and doors whenever leaving the condo. Your possessions are only safe and secure if you remember to close and lock all windows and doors when you leave the apartment.

-No hanging towels, clothing, etc. off the balcony railing. We have provided a sign with hooks on the balcony for hanging towels, wet swimsuits, etc.

-If you are traveling with small children please keep constant watch over them when on the balcony.

-Please do not move the furniture.

-All damage must be reported, no matter how small.

-Complex has security cameras at the pool, spa, and common areas.

-Ring doorbell on front door. It's only checked if we are made aware of a disturbance.

-Noise decibel monitoring device in condo to detect after hours noise.

- Pets are not allowed. If an unauthorized pet is brought into the condo, a separate $250.00 cleaning fee will be assessed, and you will be asked to leave without a refund.
